We charge a flat rate per standard room — that covers prep (filling nail holes, sanding rough spots, caulking trim gaps), priming where needed, two coats of paint on walls and ceiling, all drop cloths and plastic, and cleanup.
Larger rooms like a master bedroom or great room are quoted higher depending on ceiling height and trim count. Rooms with lots of doors, built-ins, or detailed crown molding take longer and we say that up front. Paint cost is quoted separately so you control the brand and quality.
What’s NOT charged extra: moving normal furniture, caulking trim, filling holes, light sanding, taping baseboards. That’s just painting done right.
